Highland Falls Pooler GA

Highland Falls is a fairly new home collection located in Pooler Georgia just off Highlands Boulevard along Sedona Dr., Redwall circle and Winslow circle. These homes were built over the last 10 years and many feature three or four bedrooms, 2 to 4 bathrooms and between 2000 and 3000 ft.².

These elite luxury homes offer a variety of amenities with construction primarily brick built by Mungo Holmes; these are highly desirable properties ranging from about $250,000-$375,000. These all brick homes offer floor plans designed for today’s lifestyle. Within the community there are five different floor plans and the neighborhood offers several distinct amenities. These homes have energy efficient construction, granite countertops, hardwood floors, custom cabinetry, cultured marble and crown molding.

The community at Highland Falls offers a clubhouse to its residents and guests for parties, get-togethers and meetings. The neighborhood has several walking trails surrounding beautiful lagoons and nature spaces. There’s a fitness center perfect for working out in the morning or the evening as well as tennis courts and a resort style swimming pool and hot tub. With lots of green space, you’re sure to feel like you’re in a mature, landscaped environment even though the property is less than 10 years old.

Most of the homes are two-story with larger estates ranging up to 4700 ft.² and priced to about $400,000. These homes are all hauSmart certified. This means that the properties are healthier for the environment and cost less to operate. Mungo Homes offer air barriers, water saving features and faucets, low formaldehyde cabinets and low volatile organic compound paint and carpets.

Residents of Highland Falls utilize Savannah and Pooler school districts and are assigned to the Godly Station School, the South Effingham Elementary and the South Effingham high school. The schools receive excellent scores by great schools.org.

Homeowners in Highland Falls are required to pay monthly homeowners dues about $110, covering common area maintenance, amenities, road maintenance and reserves.

Cumberland Point

Cumberland Point is a small community located in the Highlands neighborhood of Pooler Georgia. This collection of homes is located north of downtown along Highland Boulevard and Cumberland way. Home prices start about $200,000 and it any given time there are about 3 to 5 properties for sale in this small community.Cumberland Point

The average home is roughly 2100 ft.² featuring three and four bedroom floor plans on around 8000 ft.² lots.

Cumberland Point features a variety of amenities including a swimming pool, tennis courts, fitness facility and clubhouse. It’s ideal for social gatherings, meetings, family reunions and parties. Many of the homes feature a fenced backyard, open floor plans, additional upgrades and ample storage space. One and Two-Story homes are available with 2 or 3 garage designs.

Cumberland point is within walking distance to the Godly Station School, which is a case to eighth grade school specializing in curriculum and academics. Pooler GA Home Values and Property Prices Sept 2015

This real estate market report is for the end of September 2015 for the Pooler Georgia real estate market. Whether you are buying or selling, it helps to know the general real estate market, home values, days on the market, average and median list price and other factors that could affect how you buy or sell real estate.

The average list price for a home in Pooler is currently $225,000. This figure is up about 1% over last month. The median sales price is $183,900, up nearly 12% over last year. The median list price is $189,900.

The median days on the market is about 93, 24% over last month and 7% over last year. As we head into fall and winter, days on the market might increase and home prices will tend to drop, making it an excellent time for homebuyers. September and October are great months to purchase real estate as the inventory increases and there are fewer buyers creating less competition; home prices tend to drop as well.

The average price per square foot is currently $98. Throughout the entire Pooler real estate markets there are about 550 properties for sale, also including condominiums, townhouses, land and foreclosure or pre-foreclosure properties.

Land prices start off at about $29,000 and foreclosure homes start about $60,000. Single-family homes not in foreclosure start at about $67,000. The highest priced home in Pooler Georgia is listed at $969,000. This is a five-bedroom and five-bath home with 5600 ft.² of living space. There are larger estates on acreage for around $775,000. There are four homes listed in the $600,000 range and several homes in the $500,000 range.

Factors that affect price range include the size of the home, how many bedrooms and bathrooms, the lot size, condition, location and view.

The Hunt Club is a brand-new urban home community located off of Jimmy Deloach Parkway in North Pooler Georgia. This low country community features impressive floor plans built by Beazer Homes. All the homes feature 100% Energy Star Certified construction in one and two-story floor plans.

Hunt Club is located about 20 minutes west of Savannah with easy access to Interstate 95 and Interstate 16. This collection of 11 new homes feature sizes from about 1600 ft.² to over 3200 ft.² priced from $175,000.

There are seven distinct floor plans, each with a two-car garage. The Franklin and Hamilton featured single-story floor plans from 1600 ft.² to 1750 ft.² starting at $170,000. The layouts are available in three, four, and five bedroom designs. The Lincoln, Madison, Cleveland, McKinley and Rushmore all feature two-story layouts with a two-car garage from 2075 ft.² to 3233 ft.² for the Rushmore design. These two-story homes start at about $185,000. Each home features a monthly average savings on utilities between $95 and $142 due to their excellent Energy Star design.

The Hunt Club is nestled off of Serengeti Boulevard surrounded by other similar subdivisions and homes. With one entry way off of Jimmy DeLoach Parkway, residents fill safe and comfortable knowing that there is no through-street connecting to major freeways or highways.

Residents of the Hunt Club utilize the Pooler school district and are served by the Pooler elementary school, the West Chatham middle school and Groves high school.

Hunt Club and Beazer Homes are the first homes in the left when you enter the community. Most lots are between 7000 ft.² and 10,000 ft.² with paved driveways and available street parking. Hunt Club is a great location for anyone looking to live just outside of the city but within 15 to 20 minutes for modern conveniences, shops and restaurants.
