Located in Chatham County, this small community has a population of roughly 2700 residents but is still part of the Savannah Metro area. This small town owes its name to a legend of a lightning strike that created a freshwater spring on the Wilmington bluff. Native Americans were the first settlers to this area. This important piece of Georgia history evolved into a shipping point for local plantation needs and was ideal for river traffic. In 1856, the town was incorporated and began its history as a processing port for the fishing community. It also is known for being a college town due to its close proximity to Savannah State University. Today, Thunderbolt remains a unique community in the Savannah Metro area with distinct residential areas rich in history and perfect for anyone looking for a small town, seafood-loving village.

Thunderbolt offers three distinct parks, which are open to the public. The Nelly Johnson Park is located on the corner of Cedar Street and Falligant Ave and offers playground equipment, basketball courts, covered picnic areas and restrooms.  W.E. Honey Park is located at the far end of Mechanics Avenue and is perfect for a waterfront park on the river, outdoor eating, entertainment and is fully equipped for fishing, boating, and provides a playground and restrooms. Thompson Park is located off River Drive across from Town hall and the Harbour condominium community. It provides an outdoor eating pavilion and a scenic view of the Wilmington River.

Savannah is one of the Best Cities for Hipsters

August 13, 2013 by Helen Miltiades

Savannah is one of the Best Cities for Hipsters

Are you one of those people that stay up with the latest trends and fashion designs? The term hipster refers to young, urban and middle-class adults from the 1990s that tend to stand with independent music, nonmainstream fashion sensibility and progressive trends. It’s a melting pot of styles, tastes and behaviors and finding a community that fits all of that can be challenging. But Savannah has come in #11 on travelandleisure.com as America’s best city for hipsters. These trendy Georgians have come in the top five for being friendly and #3 for ‘pride of their city’.Savannah is one of the Best Cities for Hipsters

“You can mingle with local hipsters at the Seed Eco Lounge, which has a bamboo-topped bar, organic libations, and cocktail tables recycled from an old barn.” [Source]

Savannah has also come in number seven with practically a perfect score of having one of the best cocktail hours and nightlife in the country. (New Orleans came in as number one) with our trendy coffee shops, eclectic bars and night scenes, hipsters can always find something trending to do, see and experience. According to the U.S. News & World Report, Savannah was ranked 15th in a list of the best nightlife scenes in the US. This is pretty good stuff considering that the 14 cities before Savannah were some of the largest in the country such as Las Vegas, New York and LA.

Savannah has a plethora of big city living, jazz bars, trendy tapas restaurants and chic living options. One of the major hotspots in downtown Savannah right on the water is Rocks on the Roof. This lively atmosphere creates either a packed weekend or a more casual weekday entertainment option. Located at 102 West Bay St. in downtown Savannah, Rocks on the Roof feature live music, hotel and bar and trendy hotspot on Savannah’s Riverfront and the Bohemian Hotel. With spectacular views of the river, gentle breezes during the summer and garage style doors that open creating multiple spaces, this urban delight offers extensive selections of drinks, small bites and custom martinis.

In addition to Savannah’s nightlife there’s plenty of lofts, studio apartments and condominiums for sale in Savannah’s Historic North District. This is a great neighborhood for walk-ability with a 95 WalkScore to shops, coffee stands, restaurants, outdoor places, grocery stores, art galleries and entertainment. Savannah’s Victorian District

July 23, 2013 by Helen Miltiades

Savannah’s Victorian District – Historical Savannah Homes

Savannah’s Victorian district is located in downtown just South of Forsyth Park between the streets of Martin Luther King Jr. Boulevard and Habersham St., North of E. Henry Ln. This small collection of neighborhoods is just one of several historical districts in downtown Savannah. It includes Victorian era homes, historical masterpieces and vintage landmarks. This is ranked as Savannah’s best walking neighborhoods and considered ‘very walkable’ by walk score.com.Savannah’s Victorian District – Historical Savannah Homes

Most of the wood-frame homes date between 1870s and 1880s with a mixture of Victorian style architecture. This originally was a parade ground and the extension of street railways in the late 19th century spurred the development of this neighborhood. Beautiful ornate brackets, cornices, Queen and style mansions, and gabled homes all add to the charm and appeal of the historical homes in the Victorian district.

The Victorian District is one of four unique historic districts in the downtown area, which also includes The Landmark District, Thomas Square and Gordonston Historical District. Each one shows the love of Savannah’s history and charm. Restoration of many of these homes began in the late 1960s and escalated in the 1980s to the 1990s. Locals and out-of-towners alike have enjoyed restoring these historical homes to their previous charm and appeal by carefully maintaining the integrity and structure of dark wood stairwells, banisters and thick crown molding. It’s not unusual to find a clawfoot tub in several of the bathrooms of these historical and Victorian-style homes.

The average home price in The Victorian District is between $250,000 and $360,000. The median sales price is about $168,000 and the average listing price is about $360,000. These homes certainly go up and down in value depending on the style and the condition. Beautifully restored homes with very little work to be done can fetch a hefty price while those that still need renovations can come in less than $100,000. It all depends on how much work you’d like to put in and the design and style you’re after.

If you’d like to tour some of the current listings for sale in the Victorian district or would just like to learn more about the history and the home prices therein give me a call anytime. image by Photoartel

Richmond Hill, Georgia

July 10, 2013 by Helen Miltiades

Richmond Hill, Georgia

Along Georgia’s colonial coast is Richmond Hill, a five star community, expected to grow exponentially in the present and near future. Two more elementary schools and middle schools have recently been added to the Bryan County School District, which serves Richmond Hill, in order to meet the demand. No wonder it’s one of the fastest growing communities in the nation!Richmond Hill Homes

Located just twenty minutes from Savannah, the community is obviously rich in history and natural beauty.  It’s dubbed, “The City Henry Ford Built” as he and his wife, Clara, fell in love with it in 1925, making Richmond Plantation their home. However, that’s not the only reason people visit Richmond Hills and then decide to stay. Many residents rave about the excellent school system, low property taxes and the abundant opportunities to live work and play.

The neighborhoods of Richmond Hill are: Buckhead, Buckhead North, Heron Point, Live Oak, Main Street, Marsh Harbor, Mulberry, Oxford, Redbird Creek, Richmond Hill Plantation, Richmond Hill Plantation at Sterling Links, Richmond Place, Sterling Creek Plantation, Strathy Hall, The Bluffs, The Cove, Tivoli Marsh, Tranquilla Hall, Waterways Township and White Oak Village. For more information on all things real estate in the area, temineth.webfactional.com is an excellent resource.

In addition to the residential selections and opportunities, commuting in Richmond Hills is also wonderful.  The area enjoys convenient access to I-95 with many services available at exits 87 and 90. The city itself is full of activities to pass the time. Visit old plantation rice fields, tour museums and visit boutiques, enjoy amazing seafood while overlooking the Ogeechee River and the many waterways in the area. Visit Fort McAllister or attend the annual “Great Ogeechee Seafood Festival”, a community favorite since 1999.

Once you get a feel for Richmond Hill, surely the next thing on your mind will be to get to know the community even better. The Richmond Hill, GA website provides great information on school, church, civic organization, recreation, area business products and services as well as area vital statistics.

At last count, the 2000 census found 6,959 residents calling this wonderland home, but there’s still plenty of room for you!  Contact me, I’ll help you get a real tour.
