Burnside Island

Burnside Island is a barrier island just southwest of Savannah and near historic Beaulieu. It’s a small secluded community, but not too far from the big city. Savannah is only 15 minutes away. Located north of Green Island Sound most of the real estate consists of waterfront properties because the Island is along Georgia’s Inter-coastal Waterway.

Demographics

The population of Burnside Island was around 33,500 residents in 2011. The majority of residents on Burnside Island are in the 15 to 25 age group with the second highest population in the 50 to 55 age group. There are an estimated 1,300 residents per square mile which puts the island at low density. 50% of the residents identify as a family unit.

The median household income of the island is an estimated $48,000 slightly higher than the state average.

Burnside Island Real Estate

Though you would come to expect only very expensive homes with the amount of water-front here there is actually a nice mix of both moderate properties and sprawling estate- style properties. There is a diverse selection of housing types and styles along with prices. More moderate homes, originally built as second vacation homes, now have year-round residents. The median home value is $174,200 which is much higher than the state average and most homes are owner-occupied. Homes are priced anywhere from the $300,000’s well into the millions.

Living on Burnside Island is great for anyone that wants a relaxed lifestyle and loves the water. If you are into fishing this is the spot to be. The state’s best shrimping, crabbing and fishing spots can be found here say many of the locals. The famous Moon River from the song is located here. Like to boat? There are plenty of boat ramps available throughout the neighborhoods. The rivers are also great for paddle boarding and kayaking. Some properties allow you to get right into the water from the dock in your yard. Butter Bean Beach is another hotspot on Burnside Island with picnic facilities, play places, and public water access.

Homes on Burnside Island are zoned for Chatham County Public Schools and there are also some great private school choices available on the island. There are shopping centers located on the north end of the Island and of course the large city of Savannah is just minutes away with countless activities and amenities.

South Garden and Forest Park Neighborhoods in Savannah GA

Sounds Garden is a small community located in savanna Georgia just south of the Memorial Hospital/Fairfield and the Medical Arts Facilities. It is bordered by the neighborhoods of Fairway Oaks, Forest Park, Sackville and Abercorn Heights. This is a primarily residential neighborhood stretching from Waters Avenue to the Harry S Truman Parkway and from DeRenne Ave to the hospital. It provides easy walking distance to many shops, restaurants, modern conveniences and employment opportunities all around the community.

REAL ESTATE

Homes and real estate within South Garden are priced from about $50,000-$200,000 and there are even some lots available at less than $50,000. This is a perfect place for building or you can find a great deal on a foreclosure or short sale home in this neighborhood.

The existing homes were built between the 1950s and the 1990s and are primarily single-family homes between 900 ft.² and 1500 ft.². Residents utilize the Heard elementary school, the Myers middle school and the Jenkins high school.

The forest Park neighborhood is located on the east side of the Harry S Truman Parkway adjacent to South Garden. It stretches from Walz Drive to DeRenne Ave and east to Skidaway Rd. This is also a residential neighborhoods with single-story homes priced from $50,000-$150,000. This community also utilizes the Myers middle school and the Jenkins high school, but are more prone to be in the Low elementary school boundary.

Because these are primarily residential neighborhoods, shops, restaurants, markets and modern commerce are all within about 5 to 10 minutes from these neighborhoods. Downtown Savannah is between 10 minutes and 25 minutes depending on traffic.

These are extremely affordable homes and a great addition to the savanna Georgia area. Many folks that work at the hospital or medical centers nearby choose these neighborhoods for their close proximity. Pooler GA Market Reports and Housing Stats

Market Stats and Reports for Pooler GA March 2015

We are winding down with winter this week and as we headed to spring and summer for those of you planning on listing and selling your property this year, here are some specifics to be aware of in market reports and trends for Pooler.Pooler GA Real estate market

Whether you are buying or selling, knowing the property values, how long homes are on the market and the average and median list price is crucial to make a smart buying or selling decision.

The average listing price for Pooler Georgia is currently $248,000. This is down about 9% over where it was last year, which is good news for homebuyers not so good for sellers. The median sales price is about $177,000. The average price per square foot is currently $94, which is roughly the same as where it was last year at this time.

The average home price for Pooler is $264,000 with the average sold price of $188,000.

There are currently about 310 properties for sale with 150 recently sold within the last 30 days. There have been 36 new listings in the last 30 days and 106 properties listed for sale have had price reductions.

Comparing Pooler to the rest of Georgia, the average home price in Georgia is $118,000 but the average sales price is $220,000, up about 25% over Pooler’s average sales price of $188,000.

With home prices being as low as they are, investors tend to snatch up properties for either a quick flip or monthly cash flow income. The average rent price is about $1499 per month with more emphasis on three and four bedroom rentals than one or five-bedroom. The average two-bedroom rental is about $1000, whereas Chatham County’s average is $1250 and Georgia averages $968.

In general, Pooler’s population is at 3.3% over last year with unemployment rates relatively the same at 7.5%.

Top public and private schools continue to be Pooler Elementary school and West Chatham Elementary School, the Godley Station Middle School and the Savannah Adventist Christian School.

Where to live in Rincon GA

Where to live in Rincon GA – Rincon Subdivisions and Communities

Rincon Georgia is about 30 minutes or 18 miles north of Savannah and home to about 9000 residents. It is still part of the Savannah Metropolitan area located in Effingham County.

Rincon is home to the Lost Plantation Golf Club and several smaller subdivisions and neighborhoods. There are four distinct subdivisions in Rincon: Autumn Woods, Georgia Plantation, Lost Plantation and Silverwood Plantation.Where to live in Rincon GA – Rincon Subdivisions and Communities

Autumn Woods is located off of Goshen Road either from Highway 30 or Highway 21. The small subdivision has several dozen homes with brick construction, lush landscaping and prices from $250,000 to over $500,000, featuring sidewalks, a guarded entrance and a serene lake. Built from 2000 – 2006, located in the South Effingham School District, they are part of a homeowners association, which requires dues of $250 annually.

Georgia Plantation is across the street from Autumn Woods and home to a little less than two dozen homes priced from $250,000. Also located in the same school district as Autumn Woods and utilizing the same schools, Georgia Plantation features a flourishing subdivision, close to downtown Rincon and Savannah with brick homes, large oak trees, gas-lamp lined streets and Bear Lake.

Lost Plantation is one of the largest sub-divisions in Rincon featuring an 18-hole golf course, tennis courts, walking trails, ponds, parks and a swimming pool. Lost Plantation is accessible off of Highway 21 and Fort Howard Road, and winds around through the golf course with numerous neighborhoods and residential areas in amongst the greens and tees. These homes start at about $200,000 to over $500,000 depending on size, condition, location and amenities. This community received “community of the year” by the sales and marketing Council of greater Savannah in 2013. There are several home designs to choose from and residents can enjoy a lush lifestyle close to public and private schools, with a variety of membership options to the golf course and other amenities.

Silverwood Plantation is located just south of Lost Plantation off of Highway 21 and Chimney Road. These homes are priced from the $200,000 range to over $1 million with a low homeowners monthly fee of just $39 depending on the type of home. There are also a variety of lot sizes, even over 1 acre. These homes were built between 1996 and 2005 and most are of brick construction, one or two story floor plans with 3 to 5 bedrooms in sizes from 2000 ft.² to over 4000 ft.².

Choosing a Home in Southbridge Georgia

Southbridge is a luxury golf course community located just outside of Savannah Georgia. It features single-family homes, town houses and condominiums ranging in price from $220,000 to over $2 million. Also, there are still some available parcels of land for custom building priced from $50,000-$150,000.

This collection of homes and town-homes sits on over 1400 acres of wetlands, lakes and lagoons. There are miles of walking trails, biking trails and amenities available to residents and their guests. The lay of this beautiful land is probably one of the main reasons people choose a home in Southbridge. Residents and their guests have optional available memberships in a beautiful Rees Jones golf course and clubhouse, a fitness facility–swimming pool–spa, as well as tennis courts, sports courts and fields. Because of the free choice of desirable memberships, many active families, retirees or even first-time home buyers love choosing Southbridge as their ideal destination. There are many home sites with a lagoon, golf course or even lakefront property and views; it has been noted that this is one of the most beautiful areas in North America.

(Southbridge Golf Club) is a semi private and non-equity club with a variety of membership options. This 18-hole championship golf course offers extensive practice facilities, a pro shop, dining options and lounge as well as lessons by Southbridge Golf Academy professionals.

One of the best things about Southbridge is the variety of home prices. Home buyers can choose a condominium or townhouse for less than $300,000 or an extensive single-family home for $1 million or more. Most of these homes are between 2500 ft.² and 5000 ft.² with 2 to 5 bedrooms and 2 to 6 bathrooms. Many of the homes also sit on larger acreage or lots perfect for a large backyard, a fenced yard or wooded views. Homeowners Association fees are required monthly and are based on the lot size but typically run between $350 and $500.
