Tour Savannah Homes for Sale From your Computer

August 21, 2013 by Helen Miltiades

Tour Properties SPECIFIED FOR YOU from the Convenience of Your Own Computer

Looking for homes and property can be fun but it also can be daunting and exhausting. Working with a Savannah or Pooler Georgia real estate agent means you can sit back and let us do the work for you. We will search through hundreds, if not thousands, of homes to find the few that match your budget, lifestyle, search criteria and tastes.  I will email you the listings, allow you to browse through the pictures and the information; then you can call me to visit certain homes in person.

But just because I send you 20 homes doesn’t mean you need to personally set foot inside all of them. There are so many ways to look at homes even before you tour the inside. Here’s what I suggest my buyers do when it comes to looking at property and choosing the right one.Tour Properties SPECIFIED FOR YOU from the Convenience of Your Own Computer

Start online. Once you know how much home you can afford you can narrow down your search criteria within that range. If you’re looking for 3 to 5 bedrooms then simply put 3+ homes and the same with bathrooms. Narrow down your online search as much as you can and then view the homes online. But, not every real estate agent does a proper job of displaying pictures. If there are very few images of the home you may want to take a closer look at the neighborhood from the Street view. Google maps have a great feature that allows users to view the home from the street. Simply type in the address at Google maps and click and drag the small orange cursor person to the blue street line in front of the home. From there you can adjust the direction with a green arrow so that you can be facing the house. Google maps will give you what the home looks like as if you were standing in the street. The drawbacks to this can be the age of the picture. If this is a new subdivision, homes on the map may not be built yet. If it’s an established neighborhood within the last five years, chances are the picture that you see on Google maps is going to be very similar in person.

Google maps also give you a good snapshot of where the neighborhood is located in conjunction with schools, shopping centers, parks and major freeways. You can get a good sense of your commute routes, walking distance to parks are schools, and if the street looks busy, if it’s a cul-de-sac or a dead-end Street.

Once you’ve checked out the online MLS images and Google maps you may want to do a drive-by on your own. I highly recommend buyers take a few minutes and actually drive through the neighborhood. Of course, this only works if you live within the Savannah area – (this is where Google maps is great for out of town or state relocations). If you drive through the neighborhood and check out the home and still feel that you like to research the home further and see the inside, give me a call and let’s set up a time to view the property. The last thing anyone wants to do is waste time and energy on homes that just don’t fit the need. So let me do the searching for you; you can check out the neighborhood and then call me for a closer look at the inside of the property.

Savannah’s Victorian District

July 23, 2013 by Helen Miltiades

Savannah’s Victorian District – Historical Savannah Homes

Savannah’s Victorian district is located in downtown just South of Forsyth Park between the streets of Martin Luther King Jr. Boulevard and Habersham St., North of E. Henry Ln. This small collection of neighborhoods is just one of several historical districts in downtown Savannah. It includes Victorian era homes, historical masterpieces and vintage landmarks. This is ranked as Savannah’s best walking neighborhoods and considered ‘very walkable’ by walk score.com.Savannah’s Victorian District – Historical Savannah Homes

Most of the wood-frame homes date between 1870s and 1880s with a mixture of Victorian style architecture. This originally was a parade ground and the extension of street railways in the late 19th century spurred the development of this neighborhood. Beautiful ornate brackets, cornices, Queen and style mansions, and gabled homes all add to the charm and appeal of the historical homes in the Victorian district.

The Victorian District is one of four unique historic districts in the downtown area, which also includes The Landmark District, Thomas Square and Gordonston Historical District. Each one shows the love of Savannah’s history and charm. Restoration of many of these homes began in the late 1960s and escalated in the 1980s to the 1990s. Locals and out-of-towners alike have enjoyed restoring these historical homes to their previous charm and appeal by carefully maintaining the integrity and structure of dark wood stairwells, banisters and thick crown molding. It’s not unusual to find a clawfoot tub in several of the bathrooms of these historical and Victorian-style homes.

The average home price in The Victorian District is between $250,000 and $360,000. The median sales price is about $168,000 and the average listing price is about $360,000. These homes certainly go up and down in value depending on the style and the condition. Beautifully restored homes with very little work to be done can fetch a hefty price while those that still need renovations can come in less than $100,000. It all depends on how much work you’d like to put in and the design and style you’re after.

If you’d like to tour some of the current listings for sale in the Victorian district or would just like to learn more about the history and the home prices therein give me a call anytime. image by Photoartel

Richmond Hill, Georgia

July 10, 2013 by Helen Miltiades

Richmond Hill, Georgia

Along Georgia’s colonial coast is Richmond Hill, a five star community, expected to grow exponentially in the present and near future. Two more elementary schools and middle schools have recently been added to the Bryan County School District, which serves Richmond Hill, in order to meet the demand. No wonder it’s one of the fastest growing communities in the nation!Richmond Hill Homes

Located just twenty minutes from Savannah, the community is obviously rich in history and natural beauty.  It’s dubbed, “The City Henry Ford Built” as he and his wife, Clara, fell in love with it in 1925, making Richmond Plantation their home. However, that’s not the only reason people visit Richmond Hills and then decide to stay. Many residents rave about the excellent school system, low property taxes and the abundant opportunities to live work and play.

The neighborhoods of Richmond Hill are: Buckhead, Buckhead North, Heron Point, Live Oak, Main Street, Marsh Harbor, Mulberry, Oxford, Redbird Creek, Richmond Hill Plantation, Richmond Hill Plantation at Sterling Links, Richmond Place, Sterling Creek Plantation, Strathy Hall, The Bluffs, The Cove, Tivoli Marsh, Tranquilla Hall, Waterways Township and White Oak Village. For more information on all things real estate in the area, temineth.webfactional.com is an excellent resource.

In addition to the residential selections and opportunities, commuting in Richmond Hills is also wonderful.  The area enjoys convenient access to I-95 with many services available at exits 87 and 90. The city itself is full of activities to pass the time. Visit old plantation rice fields, tour museums and visit boutiques, enjoy amazing seafood while overlooking the Ogeechee River and the many waterways in the area. Visit Fort McAllister or attend the annual “Great Ogeechee Seafood Festival”, a community favorite since 1999.

Once you get a feel for Richmond Hill, surely the next thing on your mind will be to get to know the community even better. The Richmond Hill, GA website provides great information on school, church, civic organization, recreation, area business products and services as well as area vital statistics.

At last count, the 2000 census found 6,959 residents calling this wonderland home, but there’s still plenty of room for you!  Contact me, I’ll help you get a real tour.
