Tybee Island is located on the northeastern tip of Georgia beside the Atlantic Ocean about 30 minutes or 18 miles from downtown Savannah. It is accessible along Highway 80, which passes by Wilmington Island and Whitemarsh Island on its way to the coast. Known as one of the top 10 city beaches in America, Tybee Island is practically a lifestyle all to itself with beautiful white sand beaches, glorious sun and surf and a slow-paced lifestyle that will appeal to the vacationer in all of us. Known as one of the most laid-back locations on the southeastern coastline, this charming island combines seaside nature with local delights — exquisite resorts and time-honored vintage buildings such as the lighthouse and local cottages.

While this may be Savannah’s best-kept secret, Tybee Island is home to a year-round population of about 3000 residents, but many more during the beautiful summer months. Locals and visitors from all around the country visit Tybee Island.  Parades and festivals, such as the Beach Bum Parade in May and the annual fireworks show each July, are very special.

Tybee island is also known as ‘Savannah Beach’ and is a popular tourist destination year-round but especially during the spring and summer months. There are a variety of exciting recreational activities all along the seashore as well as fabulous shopping and fine dining. Families and visitors of all ages will enjoy over 3 miles of public beaches and salt marshes teeming with unique wildlife along Georgia’s northeastern coastline. Enjoy fishing off the pier, deep-sea charter fishing, festive nightlife activity and colorful characters, just as fun as the events and activities you will find.

Tybee Island is home to dozens of fantastic bungalows, country cottages, historical homes and luxury waterfront estates. Prices start at about $300,000 for a simple single-family home downtown or in one of the residential neighborhoods. Exquisite waterfront estates can range as high as $1.2 million but the average is between $500,000 and $800,000 for single-family home of 2 to 5 bedrooms and between 1500 and 3000 ft.². Of course, this is just the average and there are a variety of homes, styles, sizes and prices from which to choose.

Although Tybee Island is ideal for those who want to get away, people commuting to downtown Savannah can have quite a drive.  Highway 80 is the only accessible road on and off the island.  During rush-hour times, there may be significant delays due to heavy traffic.

Are you thinking you would like to own a home with waterfront property?  What kinds of waterfront properties are available in Savannah, GA?  Hoping this is not more than you ever wanted to know about the types of waterfronts you can have on your land, check this list out.  It may encourage you to get excited about finding a home!Waterfront homes in Savannah GA

  1. Creek – a stream, brook, minor tributary of a river, inlet, channel, or other narrow waterway.
  2. Deepwater – of, relating to, or characterized by water of considerable depth, especially: able to accommodate oceangoing vessels.  One would want this type of waterfront to have access to the ocean.
  3. Lagoon – a shallow sound, channel, or pond near or communicating with a larger body of water.
  4. Lake – a body of fresh or salt water of considerable size, surrounded by land.
  5. Marsh – a tract of low wet land, often treeless and periodically inundated, generally characterized by a growth of grasses, sedges, cattails, and rushes.
  6. Ocean – the vast body of salt water that covers almost three fourths of the earth’s surface.
  7. Pond – a body of water smaller than a lake, sometimes artificially formed, as by damming a stream.
  8. River – a natural stream of water of large size flowing in a definite course or channel or series of diverging and converging channels.
  9. Stream – a body of water flowing in a channel or watercourse, as a rivulet, or brook.

10. Tidal Creek – wetlands situated in channels where water flows both directions due to the tides.

Homes with a Corner Lot in Savannah

HOMES WITH A CORNER LOT IN SAVANNAH

When you are searching for your dream home, what are some thoughts concerning a home with a corner lot?  The Savannah Area, at this time, has 286 homes with corner lots ranging in price from $20,000 – $2,800,000.  Median price is $225,000.

If you do not know exactly if this is what you want, then let us examine the advantages to what most people point:

  1. Do you like to work in the yard?  This kind of lot offers more in terms of potential for landscaping design.  There is twice as much curb appeal.  You can beautify your yard with different types of plants because of the different exposures to the sun.
  2. You have easier access to the back yard for lawn equipment, autos and campers, if allowed, etc.
  3. Privacy – You have neighbors only on one side.
  4. Do your children like to practice their jazz band at home?  You are not likely to disturb your neighbors with less exposure to them.
  5. Because of more linear footage for street parking, you will not upset the neighbors when the whole family visits.
  6. Your front door can have more character.  The garage would be on the side.

What is the major disadvantage?  If you have small children, and pick a busy street, the exposure to them when they play outside could be bad.  Try looking for one at the entrance to a cul-de-sac.

Avondale is a small community and district on the East Side, Savannah area just south of the Hillcrest Golf Course and north of Victory Drive. Winter Gardens and Brightwood, Savannah Gardens and Victory Heights surround it.

The Avondale neighborhood encompasses about 10 square blocks. It is home to roughly 2400 residents with an average median household income of about $45,000, which is roughly $10,000 more than Savannah as a whole. The average rent is about $800 a month and the average age of residents is between 28 and 35.

Real Estate

Currently the median home price in the Avondale is about $120,000, but there are several over the $250,000 mark and many under $100,000. This section of Savannah is mainly residential neighborhoods with a few parks such as Avondale Park interspersed amongst the homes. Avondale Park is a small neighborhood park on the corner of Ohio and Alabama that offers a small sports fields and playground equipment.

This is a great location for families and those with small children since there are quite a few day care facilities, playgrounds, and schools nearby.

Victory Heights is located just south of Avondale with home prices ranging from about $60,000 to about $250,000. There are beautiful homes in among the trees with lush landscaping and established neighborhoods. These homes were built primarily between 1910 and the 1970s.

Victory Heights is home to the Victory Drive Shopping Center and Victory Square, which offers shopping, restaurants, theaters and more. The Victory Heights Park is also located in this neighborhood and this makes an ideal spot for easy access to downtown Savannah along the Truman Parkway and Victory Drive.

One Story Homes in Savannah Georgia

In the market for a one-story home or property in the Savannah Georgia real estate market?

Having a one-story home, condominium, or townhouse is perfect for those who need to avoid stairs or just do not want the hassle of moving furniture up and down staircases.  Many times, seniors, those with small children, and those that have difficulty walking up and down stairs prefer a one-story home, also called a rambler, or ranch style home, eliminating multi-levels, basements or upstairs layouts.One story homes in Savannah GA

There are dozens, if not hundreds of one-story homes in the Savannah Georgia area.  If you are looking directly downtown in the historical part of town or in some of the outlying communities such as Pooler, Georgetown, or Richmond Hill.  Whether it comes to cleaning or general mobility in your home, you will find that owning a one-story home could offer less stress, eliminate falls on stairs and shorten maintenance time.

One-story homes start around $95,000 for smaller layouts and designs of one or two bedrooms. Some subdivisions and developments around the Savannah area offer two-car garages with two bedrooms and two baths for around $180,000.  Many of these ranch-style homes are coordinated with similar designs and layouts in the community. Some also have front and back yards.

Just north of Georgetown are several new developments with one-story ramblers starting at about $100,000.  These are two and three bedroom floor plans at around 1100 to 1500 ft.² and are perfect for seniors, retirees, first-time homebuyers and smaller families.  Some of these are located on quiet cul-de-sac streets.

The Wilshire Estates and Southside Savannah offer extremely affordable homes with one or two-car garages typically built in the 1960s to 1980s.  Some may offer larger square footage layouts but may only feature one bath.  These typically start at around $90,000.

Of course, most all mobile homes and manufactured homes are one-story and provide open layouts with bedrooms on both ends.  Many manufactured homes around Savannah also sit on larger lots.   What are your priorities, a larger stick-built home or larger acreage?
