Homes and Properties on Savannah’s Wilmington Island

Wilmington Island is located about 20 minutes or 11 miles east of downtown Savannah. Being part of Savannah’s “Islands”, it is home to about 15,000 residents. This is a large affluent suburb of Savannah and is nestled between the city of Thunderbolt and Tybee Island. It covers a total of 9 ½ mi.², most of it land, and is home to residential neighborhoods, the Wilmington Island Tennis Club, the May Howard Elementary School and the Islands Mall Shopping Center.wilmington Island Homes

The Wilmington Island Club features golf, tennis courts, a fabulous restaurant, and a perfect venue for weddings and events. The shopping center and plaza area offers several restaurants, pizza places, coffee houses, markets and daily necessities such as banks and salons. However, most of the island contains beautifully wooded residential neighborhoods.

There are several waterfront homes along Wilmington Island Road, a beautiful drive along the west side of the island. Walthour Rd follows the island from the South to the North along the east side and wraps up and around the North. There are two main routes to the island: E Victory Dr (Hwy 80) to Johnny Mercer Boulevard on the SW side and Islands Expressway from downtown to Johnny Mercer Boulevard at the NE end. Although it is a short 20 minutes to downtown Savannah, depending on the time of day and commute routes, these highways can get a little crowded.

The Real Estate

There are dozens of homes for sale all over Wilmington Island with prices starting under $100,000. The average home price in Wilmington Island is about $230,000 but there are several around the $350,000 mark and several million dollar waterfront estates along Wilmington Island Road. These waterfront estates bring the style and southern charm of Savannah home by offering two and three story designs with five and six bedroom designs in layouts of over 4500 ft.².

Most of the inland residential neighborhoods have homes in a variety of prices averaging between $140,000 and $320,000. These homes are likely to be two and three bedroom floor plans of around an average of 2000 ft.² built between the 1980s and the year 2000.

Life on Wilmington Island is a little slower paced, more family orientated, with recreation and waterfront enjoyment in mind.
